Sorry for anyone trying to
reach me by telephone or e-mail since Ike destroyed the Bolivar peninsula.
My office was flooded to the ceiling. This includes all of my office
equipment, files, and my reservation system software. In case you've
been wondering about next summer's rentals, the only houses still standing are
Glad Tidings, Pelican's Landing, and Talk A' Bot. An armada of trucks and heavy
equipment have begun debris collection and utilities are being restored.
Reservation deposits: I have no records of whom I owe deposits too except
names--but no addresses. I can be reached on my cell phone at 409 739-5280 or by
e-mail at buster.2u@hotmail.com. Please note the dot at the end of buster and be
sure to include it in my email address.
Accessibility: As of November 12, both the bridge at Rollover pass
and the ferries are now open for public access to the peninsula. The curfew is
now 10PM to 6AM.

RENTAL
POLICIES AND GENERAL INFORMATION
Summer Season Dates: Winter Season Dates:

NOTE: New Year's holiday is at summer rates.
Availability: Summer season vacation rentals are available by the week. Weekends are available only when they do not interfere with weekly rentals. Winter season vacation rentals are available by the weekend or week. Some rentals may be available by the month during the Winter Season.
Weekly Rentals: Weekly rentals
begin on Monday at 12 Noon and end on Sunday at 4 PM OR begin on Friday at 12
Noon and end on Thursday at 4 PM.
Weekend Rentals: Weekend rentals during the Summer Season are only
available, when they DO NOT interfere with the weekly rentals. Because our weeks
can begin on two separate days of the week, this sometimes causes a weekend gap
in the weekly rentals and this is how weekend rentals become available. Weekend rentals: begin on Friday at 12 Noon
and end on Sunday at 4 PM. Summer season rentals not rented for the week become available for
weekend rental on the Monday before. Middle of the Week Specials: begin on Monday at 12
Noon and end on Thursday at 4 PM at the weekend rate when available.
Rates and Amenities: Rental rates listed in our brochure include rent and state occupancy tax (Hotel/Motel). Occupancy tax is subject to change without notice. While we make every effort to publish accurate rates and rental amenities, we cannot be held liable for errors/omissions in publication. Buster Martin & Associates is not liable for owner changes in house furnishings or the condition of house furnishings.
Office Hours: Our office is located 10.5 miles from the ferry landing on the right, or 9.5 miles from Rollover Pass on the left. We are open all year Monday through Sunday from 9 AM until 5 PM, unless otherwise noted. We are closed New Year’s Day, Easter, Thanksgiving and Christmas holidays. Telephones will be answered for rental emergencies and arrangements will be made for holiday check-ins. All recorded messages will be returned promptly and courteously.
Use of Property: Our vacation rental properties are for adults only. No rentals to persons under 26 years of age. All rentals will be at the discretion of Buster Martin & Associates. No spring break, prom, graduation groups, chaperoned or not, will be permitted. Keys will not be released to any person under 26 years of age. Sorry, no exceptions.
Furnishings: All vacation rental homes are completely equipped to accommodate the same number of guests they sleep. They include coffee makers, refrigerators, microwaves, dishes, cookware, utensils, BBQ grills, central air and heat, basic cable or satellite, local telephone service, deck furniture, pillows, towels, kitchen linens, washers and dryers and basic cleaning products. Items not furnished which may be bought locally include paper towels, toilet paper, plastic garbage bags, bath soap, laundry soap, dish soap, dishwasher soap, beach towels/chairs/toys, charcoal and lighter fluid.
Occupancy: Occupancy is to be limited to the designated capacity (including adults and children) as described in the rental brochure for each specific home. Sorry, but we cannot permit overcrowding, out-of-control parties, or unlawful acts. In the event these actions occur, all parties will be asked to vacate with no refund of rental or damage deposit monies.
Security: Tenant assumes full responsibility for their rental property and it’s contents. Tenant is also responsible for their personal property, including automobiles. Always lock doors and windows when you leave your house.
Making a Reservation: When you make a reservation by telephone, it is entered into our computerized reservation system. A reservation deposit is due within seven days from that date. If your deposit isn’t received within seven days, your reservation will be canceled without further notice. Upon receipt of your deposit, you will be sent a rental confirmation. If you don’t receive a printed confirmation, this means your reservation is not confirmed. Please call us immediately if there is any doubt.
Reservation Deposits: Reservation deposits are deposited into an escrow account. They are non-refundable and non-transferable unless we are able to re-rent the vacation rental for your designated time. A processing fee of $25 will be deducted from your reservation deposit for all cancellations. Any requests for refunds or transfers of deposits must be submitted in writing in the U.S. Mail. For your own protection, phone calls, including a fax, will not be accepted. Upon your arrival, your reservation deposit will be applied as your damage deposit. Your damage deposit will be refunded within seven business days of your departure assuming there are no damages, no missing linens or other items, and the vacation rental property is left clean. You will be notified in writing of any damage charges.
Reservation Conflicts: The owners of the Rental Property and Buster Martin & Associates will use their best efforts to avoid reservation conflicts. However, if through error, or omission, the owner or other tenants are occupying the Rental Property or the Rental Property is otherwise unavailable for any reason, and if alternative accommodations of similar quality and price range are available when error is discovered, such accommodations will be provided to Tenants at a rate within the price range previously quoted to Tenant. Tenant, as his/her sole remedy, has the right to accept such alternative accommodations or cancel the reservation and receive a full refund of the Deposit. In no case will Tenant be permitted to demand removal of those occupying the Rental Property.
Rental Balances: The balance of rent is due upon check-in at our office. Acceptable payment includes credit cards, in-state (Texas banks) personal checks, traveler’s checks, money orders, cash and credit cards.. Sorry, but we cannot accept multiple payments at the time of check-in; and corporate credit cards are not accepted. You will also be asked to sign a vacation rental lease agreement at this time. If you’re planning to check in late, you’ll need to make arrangements for payment and lease agreement with our office.
Pets: Pets under 25 pounds are allowed in some homes for an additional $75 fee and must be so stated at time of reservation. Non-compliance is grounds for immediate eviction without refunds of rental and deposit monies.
Hurricane Policy: In the event of a "Voluntary Evacuation", the rent will be pro-rated until the time of such evacuation and the balance refunded. Should a hurricane occur prior to your arrival and the house is damaged or unsafe, all monies paid will be refunded. If you house is not damaged, there will be no refunds.
Check In: Check-in time is 12 Noon. We are in our office until 5 PM. If you plan to arrive after 5 PM, please call our office at least 24 hours in advance to make arrangements for late check-in. If you do not make arrangements for a late check-in, a $50 fee will be deducted from your damage deposit.
Damages: You will be responsible for all damages to the vacation rental property and its contents. All costs associated with repairs, clean-up or replacement of contents shall be deducted from the damage deposit. In the event the damage deposit does not cover the cost of repairs or replacements, you will pay cost within fifteen (15) days of receipt of notice of cost. A fee of $50 will be deducted from damage deposit in the event furniture in the vacation rental property has been moved and not returned to it’s original location.
Check Out: Check-out is 4 PM. If you check out late, you will be charged a fee of $50 per hour until the keys are returned to the office and the rental property is vacated. This fee will be deducted from your damage deposit. You are responsible for leaving the house clean and linens washed, dried and folded. Cleaning and/or linen fees will be deducted from your damage deposit. Tenant is responsible for removing all personal items from the property. Lost items will be stored for 10 days before being donated.
Repairs and Maintenance: We try to make sure repairs and maintenance are complete prior to your arrival. However, there may be times when repairs have to be made while you are occupying the property. We will try to schedule the repairs at a convenient time but we are unable to make any guarantees. Service call fees and repairs fees resulting from carelessness or abuse will be deducted from your damage deposit and a copy of the repair bill will accompany your refund statement. No refunds will be given for malfunctioning or missing equipment.
